It’s been a while since we’ve been able to show you a few of our behind-the-scenes projects around here, but we’ve been working quietly on some pretty exciting things. One of them is coming up really soon {they’ve finally almost maybe as I’m publishing this gotten their approval from septic {#nightmare} so stay tuned}! Today, we want to introduce this project that we’ve been collaborating on for quite a while. They just got started, and with the plans squared away, the hammers have started swinging. We are so excited for this sweet family. 

The owners of this house have already made it charming, but they are ready for an update: more space and a happy home for themselves and their three kiddos. 

So we put our heads together again with our amazing architect, Peter Aylsworth. Basically, we’ll be taking the left side of their home, and expanding it outward. Here’s a view of the outside {Courtesy of Aylsworth Architecture} now. And here’s a view of plans for the after, below. 

We’ll also share some of our design ideas, which will undoubtedly be tweaked a little in the end, but this gives a great idea of where everything is headed! Here’s a glimpse of our inspiration for the outside finishes. 

The challenge here has been maintaining the roofline and the style of the house while also adding valuable square footage for their family in both the main living areas and downstairs. They’re gaining so much more square footage with these wise changes. Here are a few of the inside finishes that will be involved with all of the new construction and renovation, but I’m also excited to share a few fun rendered images for a sneak peek today!

Their living room and kitchen area will be expanded on the main floor. Below are the current views compared to some of our rendered views and boards. A lot of what the homeowners are currently unhappy with is the limited foyer space upon entry. It has just enough room to stand back and open the door. As you can see above on the floorplan, that will be a valuable expansion so that they can greet guests with plenty of space, and the home feels like it has an actual entry point. Here’s the current view:

This stairway will receive an extension, an iron handrail, and white oak floor finishes. Bye, laminate flooring! Below are just a few design elements going into this space, as well.

The kitchen, living room + main living area are getting a total overhaul, with more square footage and a better layout. Here are a few of the current views and what they’ll look like after with some of our renderings!

Here’s a quick glance at the design board for the finishes. 

Kitchen and dining area: We’re knocking down this wall and opening the entire space, including the ceilings. This space will expand to hold a kitchen, dining area, and living space as well. Their main focal point will be this incredible cabinetry wall and a fireplace to help anchor their living area. 

And the view will ultimately change to this: 

But let’s back it up into a wider view. 

We’ll get more into the living space, but let’s explore some kitchen views first. 

Here’s the recent situation… their kitchen was so charming – just very limited with all the kiddos and gathering to be had. 

And here’s what this view will look like, when it’s finished. 

Some of the elements may not look the same as the design boards. The renderings are more like place holders for some of the actual designs, in case you’re wondering. 

And this view will change to this: 

They’re about to gain so much storage for a high-funcitoning kitchen!

Their dining area is in the middle of their living space, creating an excellent flow for all the gathering and entertaining they do with family and friends. 

Here’s a little round-up of some of what we have planned for the living area. While this is just an idea, the inspiring polishing touches are so exciting, too. Of course, we love that we get to use amazing Kichler Lights throughout. Their pieces are always like jewelry in a space.

Are you still with us? Downstairs will also be getting a whole new look with a fresh living space. 

Once downstairs, the old space divides into various rooms. This will be opened up to contain a view more like this, with separate rooms on each side. This is perfect for their teens. Because the house is knocked back on this side overhead, it opens up the area downstairs for so much more potential. 

Here’s the design board accompanying this rendering for their space! The perfect gathering area. 

This area will also be knocked back into more of a hallway and entryway area from their yard, with this old bedroom becoming part of a new bath. Here’s what the view currently looks like, with the laundry and main downstairs entry on the right. 

And here’s the new view, with a new bathroom to boot. The wall has been removed in the program for the bath and mudroom entry so that you can see how it will open up the space. But this gives the viewer the basic layout if referring back to the basement floor plans above.

This tile has a subtle blue, and we love the soft color it brings to the space. 

 

Their mudroom will open up into a laundry space, which will be great for them since this is their current room. 

And it will look more like this with the design elements below. 

 

 

This post was the longest in the history of ever, because I put off sharing about this one. We’ve had so much going on behind the scenes, I’m now playing catch up with setting it all up so that you can see, and sharing updates as we go along. Like we said, those hammers have started swinging, so they have a lot of demo done already. This phase always seems to move fast, and it’s so satisfying!
